The Reef Site Plan -The location of The Reef is truly unique and rare as there is no other place that can offer the same attributes. The rectangular-shaped plot is surrounded by famous landmarks such as the waterway at King’s Dock, the southern sea, Harbourfront Tower where the cable car station is located, and Telok Blangah Road.

Designed by the master planner and architect Kees Christiaanse from award-winning international design company KCAP who are experts in creating sustainable urban developments, The Reef Location embodies many creative ideas in its site plan design.
Firstly, the 10 residential blocks on The Reef Site Plan are positioned in such a way to maximize the view of the waterfront and natural ventilation.
Secondly, the blocks are in different sizes to give the entire development a spacious atmosphere and also a hint of surprise as it does not conform to the conventional site plan layout. The overall façade is draped in metallic hues which gives the place a shimmering glow due to the reflections of the sun and water. There are 3 different types of buildings namely the Courtyard Blocks, Garden Villas, and Urban Villas, and each one has its distinctive elements and color themes that convey its individual character and aura.
The tallest building on The Reef Site Plan is block 10 which is a 10-story high and it is located furthest from the seafront so that it does not obstruct the view for other blocks. Block 10 comes with 2 sky terraces at level 3 which is east-facing and at level 6 which is west-facing.
Lastly, there is a roof garden that occupies the entire level above the 10th story and the center of the roof garden looks down to the garden courtyard located at level 1 and basement. These sky terraces and roof gardens provide residents with elevated open spaces to enjoy the scenic views of the surroundings. The amenities on the roof garden include the alfresco dining lounge, sky dining area, star gazing terrace, hammock terrace, and the social garden.
Floating Deck On the Sea
One of the key highlights on The Reef Site Plan is Singapore’s first floating dock in a residential development that moves to the rhythm of the tide, located in the waters of King’s Dock. The floating deck which is sculptured from a single large granite slab will include a 50-meter lap pool, a leisure pool, and a rejuvenation pool that features a bubble pool, a jacuzzi lounge, and a hydrotherapy pool. Swimmers will be delighted to discover that swimming in these pools gives a similar sensation to swimming in the sea.
Besides being able to experience the sensation of swimming in the sea, the floating deck also provides its own marine viewing area for residents to enjoy the marine life in the surrounding waters. Generous Setback from Telok Blangah Road
One of the key benefits of the development is the proximity to the main road. From Telok Blangah Road, there are ample bus services going to Central Business District, Marina Bay precinct, and the west coast area. In designing The Reef Site Plan, the architects have carefully planned for a generous setback for the residential blocks from Telok Blangah Road to prevent any disturbance that may arise from the main road.
As such many of the leisure facilities are allocated to the area closest to Telok Blangah Road. These include the tennis court, kids’ play zone, pet corner, outdoor fitness space, and King’s lounge.
Designed For The Scenic Views
To maximize privacy and also the unblocked views from the units, the residential blocks are strategically placed in a staggered position so that there is minimal overlap. Based on The Reef Site Plan, the blocks are arranged in such a way that the lower blocks are nearest to the floating deck while the taller buildings are at the back.
Similarly, the block closest to the seafront (block 20) has a height of 5-storey compared to the next block (block 22) which is 7-story. In addition, the 3-story villa blocks are placed in between the taller blocks so that there is a greater spacing between the higher blocks. Furthermore, the units are also angled so that there is optimal airflow for natural coolness. In addition, to provide a balance between natural lighting and sun protection, the facade and the balcony screens are specially designed to deliver this desired effect.
Besides the natural surroundings of the sea and nature parks, The Reef Site Plan offers comprehensive recreational facilities and amenities to meet the needs of residents young and old.
There are 4 core areas on The Reef Site Plan where facilities are located. Besides the floating deck along the waters of King’s Dock, the second area is Block 10 where there are 2 sky terraces on level 3 and level 6 respectively. However, the key attraction would be the spacious roof garden above the 10th which offers tranquil places for relaxation such as Hammock Terrace and Star-Gazing Terrace, and outdoor dining areas such as Alfresco Lounge and Sky Dining area.
The third core area would be the outdoor fitness area which is closer to Telok Blangah Road and it includes the tennis court, children’s play zone, therapy corner, and petscape for pet owners. Lastly, the 4th core area is located in the center of the development and the facilities available include the gym, steam bath, function rooms, and a studio.
